Preparing Condition Schedules
Before starting your building works, we recommend having an independent condition report prepared for your neighbour's property. This condition report helps verify any alleged damages that might occur during the project. At BP Surveyors, we prepare detailed condition reports with full photographic evidence. We have an expert eye for spotting existing damage, and our knowledge of building processes helps us identify areas where the planned works will likely impact the adjoining property. This way, we can focus on those areas and prepare a detailed report. This schedule of condition is always included as part of the Party Wall Award. Issuing Party Wall Awards
Our bespoke Party Wall Awards are legally binding documents that set out the rights and responsibilities of both the building owner and the adjoining owner for building works which fall under the Party Wall etc. Act 1996. The award describes the works and addresses the time and manner in which they will be carried out. We tailor each Party Wall Award to address the specific project requirements and circumstances peculiar to each property. We will ensure we draft and issue the award before the works commence.
Assessing Damage Claims
After completion of the works, we inspect the adjoining properties to check for damages based on the condition schedule prepared before the works began. We assess the cost of repairs for any damage caused so that the owners can reach a swift settlement. We aim to minimise disputes and ensure your building project concludes successfully.
